Brief: CBRE Managing Sale of Yarrum Almond Aggregation With Expectations of $22M

CBRE Agribusiness’s Angus Bills, Matt Childs, and John Harrison are managing the sale of the 635-hectare Yarrum Agriculture Almond Aggregation, representing a significant early-stage opportunity for potential buyers.

Only twenty years ago, Australia’s almond industry totaled 5,000 hectares. Today, acreage has surged to 45,000 planted hectares – mostly concentrated in the lower Murray region, making it the second-largest almond producing region outside of the U.S. state of California. The country’s revenue generated from almond exports for just the 2022-2023 year totaled $750 million, and by 2025, the farmgate almond value is expected to be in excess of $1.3 billion.  

This sale of Yarrum is offering an entrance to this booming sector. Located in Red Cliffs, the aggregation includes two separate land holdings – the Wilga Road Farm and the Ballinger Farm – with a combined 371 hectares that were planted throughout 2021 – 2022 with a mix of Nonpareil, Carmel, and Shasta varieties, and another 200 hectares that are well suited for further development. 

Ballinger Farm has new irrigation and fertigation infrastructure that supplies both Ballinger and Wilga Road Farm via a 575 millimeter mainline along Wilga Road. The system is fully automated and is currently irrigating as a single shift with an output of 0.6mm per hour.

“Due to the recently developed orchard and quality irrigation and fertigation systems as well as the potential to further develop unplanted land, this aggregation will be well received by incoming purchasers,” said Bills of CBRE. “The trees planted in 2021 are currently being harvested with an expected yield of approximately 500-750kg per hectare.”

CBRE noted that the aggregation is being offered on a walk-in, walk-out basis, with plant and equipment to be negotiated throughout the sale process, and that the Expression of Interest campaign will be closing on 14 March, 2024.
