Average Farm Land Values in England Up Almost 3% in Second Quarter 2014

Farm land values in England have increased by 17% on average over the past twelve months and by 208% over the past ten years.  During the second quarter of 2014, English farm land values increased by 3% to reach £7,517 per acre according to the latest report from Knight Frank.  Availability continues to be limited with 16% fewer acres being advertised for sale this year as demand, particularly from investors, funds, and wealthy individuals looking to make farmland investments remains high.  Rather than purchasing land on long-term tenancies, investors are becoming more proactive and better advised and educated regarding farming systems, and are seeking opportunities to buy land on which they can increase productivity and returns. Overall the Knight Frank Farmland Index forecasts a continuation of climbing farm land values for England and foresees a further 6% increase over the next twelve months.
