M&A: Proterra Snaps Up Farmland Investment Platform AcreTrader, Signaling Rising Demand

Investor demand for farmland is intensifying amid a broader push for diversified portfolios that hedge against inflation and market volatility. In a move that signals this demand, asset manager Proterra Investment Partners, a private equity firm specializing in food and ag with $3.4 billion-plus in assets under management, has acquired AcreTrader, a U.S. farmland investment platform on the cusp of agriculture, finance and technology. The transaction positions Proterra for an expanded reach in the ag investment arena, offering more opportunities for both institutional and accredited investors to harness one of the world’s timeless asset classes, productive farmland.

Proterra sees the acquisition as a strategic bolt-on to its existing operations. By integrating AcreTrader’s technology platform, the firm can now offer accredited investors shares in farmland starting at $10,000-$15,000. This contrasts sharply with competing funds, which often command investment minimums of $1 million and decade-long lock-up periods. Through this deal, Proterra has positioned itself as part of a growing effort to democratize access to this historically illiquid agriculture asset class for a wider investor base.

Meanwhile, institutional capital appetite for agriculture as a long-term investment has been growing, with investors viewing it as a resilient play against an uncertain economic backdrop.

As demand for ag investments rises, driven by pension funds, family offices and accredited investors seeking inflation-protected yields, deals like this could signal more activity ahead. Farmland has delivered average annual returns of approximately 12.7 percent over the past two decades, according to AcreTrader data, outpacing many other real assets, and the sector’s appeal is only strengthening. Proterra’s move not only bolsters its portfolio but also reinforces farmland’s status as a cornerstone for savvy investors.
